5) The LICENSEE shall pay a sum of Rs. 25,000/-(Rs. Twenty Five Thousand Only) per month towards compensation/License Fees for the use of said premises/Shop from 7th Day of March 2016, & LICENSEE shall deduct TDS, as applicable. In addition to this he will pay Electrical compensation charges for the number of units he consumes during the month viz. Fixed month charges, Electrical compensation charges & other taxes and levies, as fixed by M.S.E.D.Co. Ltd., from time to time. In Case additional Electric Power required by LICENSEE the LICENSOR will provide the same and cost for the same will be bare by LICENSEE.
6) The Said compensation/LICENSEE fees shall be increased by 15 % after completion of every 03 Year License Period.
7) The party of the first part shall pay society maintenance charges, property taxes, & other local and Govt. taxes in time. Not a single pie shall will be borne by the LICENSEE to the party of the First part on that account.
8) In the entire licensed premises LICENSOR shall allow LICENSEE to interior modification & alteration in accordance with specification provided by MSIL, to put signage/branding on the entire licensed premises. It is hereby clarified that such signage shall not violate any law presently in the force & while doing the interior of the Showroom the LICENSEE shall not alter or damage the existing R.C.C structure. And after completion of the License Period, the Licensee has to handover the licensed premises to the Licensee by removing the alteration made by the Licensee, at his own cost.
9) The LICENSOR shall provide common working toilets connection outside & inside the said premises.
10) The LICENSEE shall renovate the premises for showroom & service station as par MSIL Drawings and Norms with his own cost.
